Just viewed a house there, seems on the surface to be a very nice area..

That's my manor, schools are good, everything is local and transport links are very good, got a few scumbags about but you get that anywhere.

Yes very nice, house was just off Upper Rainham Rd, opposite Bretons, nice and green and leafy. Walked to Elm Park looked nice enough, clean.

Im in hornchurch but slap bang in middle of Elm park and Hornchurch station

Best way to sum them up is you keep your wits about you far more walking from Elm Park then walking home from Hornchurch

It's not. You might find some 'elements' at night around the station and at the bottom of the hill - it's hardly dangerous but I can't say I'd spend an evening there. The number of Eastern Europeans is growing - there's a crap deli for them now.

Where you're talking about, aside from being a busy road, is fine. I'm not quite sure what Mungo Park would have made of the road bearing his name, mind you....

Elm Park is an absolute crap hole. Some residents even try to call it South Hornchurch to get away from the shame of living there. Some parts of Hornchurch are OK, as are parts of Upminster.

Not sure if that bit is Elm Park or Rainham to be fair?

Jut came back from Oz after 13 years and looking to buy without a mortgage, so obviously a bit limited.

Used to live Barkingside/ Hainault and looking for somewhere with good links into the city.

So looking all around Havering, don't really know any of it too well though.

Rosewood ave is ok, at end of it opposite end of station it goes across to mungo park rd......avoid that

Yeh still a good few old-school East Enders there but gradually getting Bertie bassetts settling in. That's how it goes.
Clean and tidy there. Still local independent shops doing trade there. Biggest supermarkets = small Sainsbury's Local/Tesco metro and small Co-op.
Value for money property.
A lot more good than bad.

It's alright Fraser, ignore the ponces on here, good mate of mine lives there and it's ok for that sort of budget.

People will slag anywhere off, but it's safe enough and you're not far from Hornchurch for a beer.

Lot of my miss spent youth in Elm Park great Cafe for grub down from station did a half decent Pie and Mash.
